Moisture problem in soil

I’m a beginner, this is my first grow. I have 2 plants under a 1200 watt led. Same kind of pot same dirt and one has root rot the other is fine. I know I have a moisture problem. Why one and not the other?

I'd guess that one was using more water than the other & you watered them both when the 2nd didn't need it yet. Is the 1st closer to a fan or an exhaust where wind might be drying it out faster? Closer to a heat source? I need to water almost every day but it's never the same plants. I lift or tip each pot every day & if its fully dry I water it. If it's kinda dry or wet I don't.
