Can anyone help with these sysmptoms

i am a first timer grower and changed the lights to 12-12 three weeks ago, it seems like buds are starting to form but I don't see the white hairs that are shown in many of the tutorial pictures. How soon before i start seeing budlets, I am growing Pinaaple Kush.

I am growing in a tent and keep the back vent flap open for circulation. The tent is in a room with a furnace that has some light coming from a couple of relays, will this light affect the flowering stage?

I am beginner and got seeds from someone who had a female plant that was stressed and turned hermaphroditic and produced seeds. Will I get all female plants? I have done a lot of research and always seem to get conflicting information.
