COCO COIR Buffering Coco

Hello,
I have a question about washing & buffering Coco Coir.
I have always purchased the cheap bricks of Coco and have always did my own buffering and washing.

I have purchased a bag of Cyco Coco Coir it sayes it has already been washed, pre buffered & Ph stabilized.
Has anyone had to wash and buffer a premiun bag of coco?

Generally, it should be ready to go.
I'm like you and usually buy 5kg bricks and buffer my own.
